Community Use Options Appraisal for Former Coach House Site

Augarde & Partners, in collaboration with Turner Works, was commissioned by Ebbsfleet Development Corporation, Gravesham Borough Council and Creative Estuary to identify an optimal mix of community uses for a former Coach House site in Northfleet, Kent.

Following extensive review of local need, site and commercial constraints and engagement with residents, community organisations and potential development partners, we sculpted a scheme incorporating c10,000 sqf of workspace in new modular units and a retained coach house remodelled as a youth and community hub. 

We progressed a design, cost plan, development approach and operational model for the site which would see new workspace and training space for young businesses and start-ups, alongside new provision for local young people with space to meet, provision for events and performance, skills and training space, a café, a music and recording hub, artist studios and a gym.   

Following extensive soft market testing we identified credible commercial and community partners, options to secure £4m capital finance to develop the site, seed funding for community activities and a future model whereby income from commercial property would help to cross fund youth provision and activity to support skills development, economic growth and inclusion.
